Expired Listing Followup Systems | Expired Listing Marketing Campaign
Many of my students and coaching clients have asked; How do you effectively follow up with and what direct mail and email marketing campaigns are you using to convert expired listings? This video is a comprehensive answer to that question.
Everyday our team admins start by finding and mailing to the freshly expired listings of the day. Our initial piece of direct mail marketing is hand-addressed. An editable copy of this initial mailer can be found by signing up for one of the coaching options below at my Patreon site.
Expired listing contact data is then pulled from our Mojo account and fed into our Real Geeks CRM (a link to save $150 on your purchase of Real Geeks is below). Our agents then prospect to Expired Listings via phone.
Through the Real Geeks Real Estate CRM, we have set up a CUSTOM 8×8 email campaign that will email each expired listing seller lead once per week with a call to action and links to our online listing presentation and team information. The plan is to have the seller already converted before they even call us. This makes for an easy and nearly guaranteed listing presentation.
Throughout the email campaign our agents are to continue following up via phone. Ideally, our admins will also be mailing all expired listing leads at the following intervals: 1.5 months after expiration, then 3 months after that, 6 months after that, 9 months after that and 12 months after that.
When it’s all said and done, this is a “44 Touch” marketing program that guarantees a continuous pipeline of real estate listings.
